◉ 关于70年产权的说明
在我国的法律规定中,“土地使用权”和“房屋产权”被视为两个不同的权益。对于居住用地, 土地使用权为70年,到期后需重新申请并补缴出让金,地上建筑归业主所有。当这70年的土地使用期限届满后,土地将重新归国有,然而,地上的建筑物仍归业主所有。若业主希望再次申请土地使用权,需按照当前的地价水平补缴相应的土地出让金。
◉ 公摊面积的解释
