关于带横梁的房间需留意:若床铺正上方存在横梁,易形成“横梁压顶”的情况,可能对运势产生影响。

2. 购房前建议提前了解物业公司,毕竟入住后与物业的交集频繁,若遇上敷衍了事的物业,会严重影响生活品质。

3. 法拍房需谨慎入手,这类房源虽价格低廉,但后续可能引发诸多麻烦事。

4. 婚房建议至少选择三居室,既要为二胎、三胎生育提前规划,即便只生一个孩子,多留一间房也能作备用,方便长辈临时居住。

5. 可通过贷款方式购房,但不建议向他人借钱买房。借钱不仅欠下人情,若对方急需用钱时自己无法及时偿还,容易引发矛盾;而贷款只需按月固定还款,更为省心。

6. 别被样板房华丽的装修迷惑,最好亲自到实地考察房屋的真实情况。

7. 个人自行看房与通过房产中介看房,房源价格往往存在差异。

8. 购买二手房时,务必问清房屋出售的原因,坚决不买“凶宅”,即便价格极低也需拒绝,否则后续心理压力大,难以安心居住。

10. 一楼住房需谨慎选择:虽存在易返潮、防盗性差、噪音大等弊端,但也有老人出行方便、无需等电梯、价格较低等优势,是否购买需综合考量。

11. 顶楼住房也需谨慎入手:夏季酷热、冬季寒冷,天花板易发霉漏水;若遇停电,电梯停用会导致出行不便,还可能出现停水问题。

12. 4楼、13楼、14楼、18楼这几个楼层需谨慎购买,这类房源不仅购买时可能面临争议,日后转手也较困难,容易让人后悔。

13. 购房时需分清“订金”与“定金”的区别:若交易失败,“定金”可能无法退还,因此不要轻易缴纳;而“订金”不具备担保效力,若卖方违约,买方只能追回本金,无权要求双倍返还。

14. 售楼处声称“房源售罄”“想要的楼层已被买走”等说法不可轻信,这往往是他们为了推销滞销楼层而使用的话术。

15. 计划贷款购房的人,需先打印个人银行征信报告,确认是否符合贷款条件。若缴纳定金后因征信问题无法购房,责任需自行承担。

16. 房贷还款方式主要有“等额本金”和“等额本息”两种,需根据自身每月还款能力选择合适的方式,两种方式的总还款金额存在差异。

17. 不建议购买公寓房:公寓产权仅40年,续期需缴纳费用,且采用商业用水用电,生活成本高;此外,户型面积小,不适合家庭居住,增值空间有限,更适合独居的白领人群。

18. 慎买期房:虽然期房价格较低,但近年来烂尾楼事件频发,若楼盘烂尾,购房者不仅住不进新房,还需继续偿还房贷,相比之下,购买现房更为稳妥。

19. 避免背负过高房贷:若月收入1万元,却承担8000元的月供,即便工作稳定,生活也会过得拮据;若突然失业,可能面临断供风险。

20. 购房时告知家人即可,不必向亲戚透露——否则不仅会收到诸多建议,还可能被认为是“炫富”,甚至引发亲戚借钱的情况,知晓此事的人越少越好。

21. 购房时房产证写一人名字更合适:别轻信“加名更有保障”的说法,如今房产归属主要看出资比例,写两人名字还可能影响另一方的首套房优惠政策。

22. 若不打算回老家工作生活,尽量不要在老家买房,否则不仅需长期缴纳物业费,房屋也难以出租。

23. 看房时可打开水龙头,检查水压是否正常。

24. 避免购买加油站旁、马路边、低洼地段、近海区域及火葬场周边的房屋。

25. 不建议购买旅游养老地产:这类房产远离市区,周边配套设施匮乏,不适合真正养老居住;若作为旅游住房,从“游客”变为“居民”后,房屋打理也会成为难题。
