一、如何理解房产抵押贷款？
1、房产抵押物的认识：
房产抵押贷款是银行抵押贷款最常见、最主要的担保方式。作为抵押物的房产可以是自有房产，也可以是其他自然人或法人所具有的房产，第三方房产目前多数限定为直系亲属名下房产。如果是以其他人的房产作为抵押需经过他人同意并签字。银行在对可抵押房产分类时，通常依照物业形状进行分类：
①普通住宅：指的是是除去别墅类的住宅、花园洋房的住宅。
②别墅：既包含独栋别墅也包含联排别墅。
③商业用房：包含拥有产权的超市，商场，写字楼。
④厂房，在商场和工业园区的标准式厂房
⑤车位。在办理车位贷款时作为抵押物。
2、房产抵押贷款利率认识：
目前银行实操业务中，由于金融政策对实体企业个体户的支持，经营抵押贷款利率最低，大多数地区经营抵押贷最低可以做到年化利率3.35%起，一线城市北上广深的部分银行最低利率甚至可以做到年化2.8%左右。如果个人为上班族，尤其规定不能经商的体制内工作人员，只能做消费抵押贷款，年化利率最低也能做到3.65%左右。如何降低房产抵押贷款利率？
①申请人可以提前注册一个营业执照或者过户执照，等执照满1年就可以做经营抵押贷；
②保持良好的个人信用记录，不要出现严重逾期还款记录，因为征信太差会导致银行提高抵押贷款利率，上浮一定比例。有些征信特别差的则不能申请银行优质抵押贷，只能退而求次去办机构的抵押贷，对比银行利率可能翻倍。
③利用银行抵押贷补贴政策，部分银行对小微型创业型企业和科创型企业，办理的抵押贷款有补贴政策，比如中行的创业抵押贷，年化利率低至1.8%，是目前市场上最低的抵押贷利率了。
3.房产抵押贷款额度和还款认识：
①银行审批房屋抵押贷款额度。主要和房产类型有关，抵押贷额度计算：银行评估的房屋价值X抵押成数。一般抵押成数而言，住宅7成、公寓6成，别墅和商用房5成。一线城市或省会城市的银行，抵押贷款成数很多会高一些，比如北上广深住宅可以8成。
②抵押贷款还款政策。一般先息后本3-5年比如四大行，部分银行如中信、兴业先息后本可以是10年中间不还本。等额本息还款最长20年，比如华夏和浦发等，兴业30年是最长的。

二、如何办理房产抵押贷款？
大多数人都觉得房屋抵押贷款手续比较复杂，下面简要介绍下房产抵押贷款的办理流程：
1.初步筛选：评估房产价值和信用情况，匹配抵押贷款产品方案；
2.材料准备：按抵押方案准备抵押贷所需材料，包括个人资料、房产资料、经营资料等；
3.提交申请：填写抵押贷款申请表，提交抵押材料，等待审批；
4.真实考察：银行机构考察经营场地和抵押的房屋，核实真实性、经营情况和评估房产价值；
5.审核批复：根据提供的后补资料终审出批复通知，申请人签订抵押合同和借款合同；
6.房产公证：房屋产权人到本地公证处中心做产权公证，部分银行机构不需要此步骤；
7.抵押登记：申请人夫妻同去不动产交易中心办理抵押登记，并拿到他项权证；
8.发放款项：申请人拿到他项权证后，银行机构把款项发放到借款人指定账户。
补充：准备材料而言如下：
①个人资料：身份证、户口本、婚姻证明、房产证及查档、收入材料、夫妻征信报告；
②经营资料：企业营业三证、开户许可证、企业章程、企业验资报告、购销合同、资产证明、去年的年度财务报表和近半年的财务报表。

三、申请房屋抵押贷款需要哪些条件？
1.有合法的身份，多数银行要求大陆户籍，年龄介于18-65周岁。
2.有稳定的经济收入，收入能够覆盖负债，有偿还贷款本息的能力，无严重的不良信用记录。
3.本人或直系亲属持有的房产，不动产证到手，产权清晰，房屋能够在市场上交易，有足够的抵押价值空间。部分银行还有对房龄、面积、地段、房屋类型、装修有要求。
4.另外，如果办理房屋经营抵押贷款，需要主体企业个体户符合银行的相关要求。
四、哪些房屋不能申请抵押贷款？
1.房龄大的二手房。
二手房如果要申请抵押贷款的话，一定不能忽视了房龄的问题，现在很多银行对于房屋抵押贷款时用做抵押的房屋是有一些限制的，一般都会限制在房屋的房龄以及房屋的面积上面。根据现在大多数银行对抵押贷款的规定来看，一般房龄在20年以上并且房屋面积在50平米以下的，银行基本上是不会放贷出来的。
2.产权有争议的房屋。
并不是所有的房子都能申请银行抵押贷款的，对于一些房屋存在产权争议的房子，也是无法申请银行抵押贷款的。常见的就是房屋的产权并非属于贷款者一人，若是在办理抵押贷款时房屋产权共有人不同意进行抵押，那么房子就不得进行抵押。
3.未结清贷款的房产。
现在大多数的人都是贷款购买的房子，在进行房屋的首次抵押时，银行就已经拥有了这套房子的他项权利。这时候，申请人要么用过桥资金结清房贷再办抵押贷，要么可以申请房屋二次抵押贷款。

五、如何理解房屋二次抵押贷款？
很多房产业主名下的房产贷款还没有结清，但是又有了资金需求，在这种情况下就可以选择房屋二次抵押贷款。
1.房屋二押贷款产品选择：
①考虑到政策方面的影响，很多银行的二抵业务要求必须是本行按揭房业主，才可以办理二押贷款，并且还需要业主本人以经营用途贷出来，具有营业执照和真实经营资质。比如四大行、交通、邮储等银行就是这样的二押政策。
②部分股份制银行和城商行接受跨行二押贷款，要求房产是按揭房，物业类型是住宅才可以。比如兴业、平安、民生、浙商、重庆等银行，目前可以接受非本行业主的房产二次抵押贷款业务。
③除了银行以外，一些金融机构也接受房屋二押贷款，准入门槛相对较低，但利率比较高，还款方式单一。
2.房屋二次抵押贷款需要的条件：
①二抵的房屋具有房产证，现房住宅；
②二抵的房屋减去之前抵押贷款的金额还有余值可贷（比如房产价值500万，之前抵押贷款贷了200万，根据7成抵押成数就还有150万可贷，)；
③一般房屋的第二次抵押贷款都是在首次房屋抵押贷款的银行追加抵押。
六、房产抵押贷款有哪些风险？
1.抵押贷款准入门槛高
考虑到房屋的变现问题，银行通常规定抵押房的年限要在30年以内，房屋面积大于50平米，购买未满5年的经适房、小产权房、不能提供购房合同、贷款未还清房屋等房屋都在受限范围内。
2.手续比较复杂，手续成本高
个人住房抵押贷款需要进行房屋评估，房屋评估需要支付一定的费用，比如评估费、公证费、抵押登记费或保险费等等。由于过程复杂很多业主抵押贷款都是找助贷机构办理，需要支付另外成本。
3.房产可能被没收
申请房产抵押贷款后，若借款人力不从心，不按时足额还款，逾期超过一定的期限后，银行则有权处置、变卖抵押的房产，所得款项将优先用于偿还贷款本息。
4.放款速度较慢
相对银行信用贷款来说，由于房产抵押贷款要走复杂的流程手续，所以银行放款速度较慢。一般来说，银行抵押贷款需要半个月左右才能放款。
